本研究探討建設公司之核心能耐中的重要價值項目,及探討顧客與員工滿意度的認知程度,並建立公司之管理機會方格及同步分析矩陣,進而重新檢視建設公司的管理策略。研究參考國內與國外學者之相關研究文獻,並進一步透過公司內部主管討論,歸納出公司之經營管理三大核心能耐,包括行銷、產品規劃、顧客服務,並透過重要與滿意程度兩屬性來衡量所有核心能耐的價值項目,發展出25題項之問卷。
本研究透過建設公司台中地區,烏日及南屯之客戶與員工所認知之重要與滿意度,建構管理機會方格,進一步分析來重新檢視策略方向與改進方案,使競爭力能夠提升。
本研究回收92份顧客及41份員工的有效問卷。實證結果顯示,建設公司應改善設餐服務,以滿足在烏日地區生活機能不足的部份,且需針對不同族群給予滿足其基本需求的價格產品,年輕首購客群,總價需與換屋族群有所區隔,且未來因應老年化趨勢,需推出與長照機構配合之產品,以滿足高齡住宅市場。如此將可提升自身競爭優勢,進而滿足顧客需求。
This study explores the key value projects of the company's core competence, and explores the level of customer and employee satisfaction, and establishes the company's management opportunity grid and simultaneous analysis matrix to re-examine the construction company's management strategy. The research refers to the relevant research literature of domestic and foreign scholars, and further summarizes the three core competences of the company's management through the internal supervisory discussion of the company, including marketing, product planning, customer service, and through the two attributes of importance and satisfaction. A questionnaire on 25 items was developed for all core value-for-money projects.
Through the construction of the company's Taichung area, Wuri and Nanxun customers and employees' awareness of the importance and satisfaction, the construction of management opportunities, further analysis to re-examine the strategic direction and improvement programs, so that competitiveness can be improved.
This study collected valid questionnaires from 92 customers and 41 employees. The empirical results show that the construction company should improve the food establishment service to meet the lack of living functions in the Ukrainian region, and it is necessary to provide price products for different ethnic groups to meet their basic needs. The young first-time customer base, the total price needs and changes The housing community is separated, and in the future, in response to the trend of aging, it is necessary to introduce products that cooperate with the Longzhao organization to meet the senior housing market. This will enhance your competitive advantage and meet customer needs.
