Building is composed of structure, interior fit out and architectural component, and each component has its own life cycle. Structure has a longer life cycle than the drainage/sanitary system. Therefore, to maintain the comfort level and quality living, plumbing system needs to be renewed several times during the life cycle of building structure. In aboard, Large-scale diagnose of the architectural component is done approximately every 12-15 years to determine the needs of renewal in those architectural component. Therefore, this research is focused on residential plumbing equipment in the building that is 10 years or older, to discuss the needs of renewal.
This research uses physics broken down and social broken down to transform to the performance category. Further, this research will put together 1. Each component and its function and how they are interrelated in diagnose items. 2. Determination basis of each diagnose items. 3. Equipment checking method. Finally, the goal of this research is to produce a diagnosis through above investigation. Based on the diagnostic form, research will be done in actual buildings to record the breaking down and its condition. Using the record, statistics will be collected to understand the requirements of renewing residential plumping equipments.
Furthermore, according to the research result, some serious problems within plumbing equipment include 1) energy wasting concerns regarding to the centrifugal pumps is inefficient, and water supply system seems to be over designed; 2) safety concerns regarding to the layer of insulation break of the submersible pump; 3) health concerns regarding to the tank drainage outlet not being positioned in the bottom of the sink; 4) environmental concerns regarding to grease separator not being installed in all residential buildings; 5) maintenance concerns regarding to equipment space deficiency of pump and tank, clean-outs shortage, and no examination opening in some piping shafts.
The result of this research can be considered to be a basis of the future item checking pirority of the residential plumbing equipment renewal needs.
