實施周休二日制度後，國人對於休閒活動需求大增,加速休閒農業蓬勃發展，休閒農場具備生產、生活、生態三生資源，這也是和其他觀光事業最大差異之處，業者透過精心設計的體驗活動來開創特色遊憩價值。農場在結合住宿模式情況下，業者為滿足不同遊客喜好來提供各類房型，使得農場家數增多且同質性過高，造成遊憩品質參差不齊，因此遊客如何選擇適合的農場來住宿，其所具備的資源環境及各項設施服務是否符合遊客需求就顯得重要。
本研究藉由實地訪查及蒐集休閒農場相關資料，藉以瞭解休閒農場重要特徵，以農場所具備各項特徵屬性為條件，將影響農場住宿價格變數分四個構面，分別是「休閒農場自然資源與環境」、「休閒農場設施」、「休閒農場基本特徵與服務」及「休閒農場體驗活動」共計23個變數，利用特徵價格法為基礎，以SPSS進行迴歸分析，計算出各個變數之特徵價格。
研究結果發現，自然資源環境、腳踏車、戶外景觀涼亭、水療設施與泡湯、服務品質認證、信用卡、農產品嚐及用餐、釣魚等變數較為顯著。然而小木屋、會議室、攜帶寵物、DIY活動等變數雖然顯著但卻為負值。因此，休閒農場業者可針對這些屬性進行規劃，創造出優質住宿環境與適用設施，使休閒農業朝向永續發展。

As the implementation of the five-day week system in Taiwan, the demand of leisure activities increases, that speeds up the development of leisure agriculture. Very different from tourism industry, leisure farming industry combines production, living and ecology resource. Farmers create recreational value through well-designed experience activities. Uniting accommodation, farming industry provides various kinds of room types to meet different needs. Consequently, a rapid increase in the number of family farms and the homogeneity results in uneven quality. Therefore, for visitors, how to select a suitable farm accommodation, with resource, environment, recreational facilities and service become more important.
To understand the important features of leisure farms, this field research collects relevant information on leisure farms. To farm possess "Leisure Farm property to the characteristics of natural conditions will affect farm accommodation price variables in four dimensions, namely, resources and Environment "," leisure farm facilities "," leisure Farm basic features and services "and" leisure Farm experience "total 23 variables, the use of hedonic price method as the basis for spss regression analysis to calculate the characteristics of each variable Price.
The conclusions for this study are as follows: the natural resources and environment, bicycles, outdoor landscape pavilion, spa facilities and bathing, quality certification services, credit cards, agricultural taste and dining, fishing are more significant variables. Cabins, conference rooms, pet, DIY activities and variables are relatively less significant but they are negative correlation value. Therefore, leisure farm industry can plan for these properties to create a high-quality accommodation and suitable facilities to enable leisure agriculture toward sustainable development.
