【研究背景】
產業發展是近年偏鄉地區的發展的主要議題之一。而地方產業發展的思維已從產業資源本身的活化之外，積極將在地資源活化納入考量。亦即如農業除從農產品的生產、加工、行銷的思考外，活用產地特色等在地資源賦予農產品的特色，藉以提升產品競爭力是越來越普遍的努力。

而這些活用在地資源的努力，常常結合社區導覽等體驗活動，一方面讓外來客體驗認識『社區生活內涵與環境』特色中，了解『社區特色』以帶動產業發展。另一方面，也讓社區居民因『社區體驗活動』的發展，帶動社區居民不只關心產業，也關心生活面向的發展，亦即活用社區資源，發展『社區生活內涵』與『生活環境』成為『社區體驗』的特色。此種結合社區體驗型態的新社區產業，將生活面向的發展亦納入產業的範疇一起發展。

『社區體驗的社區產業型態』之發展，在開始發展時通常需要借外力幫助，以協助社區發展，但外力通常不可能持續幫助。最後的關鍵還是在社區本身的『自主能力』的支持。因此，此類『社區體驗型的社區產業』應是社區支持的型態始能期待能永續發展。

【研究方法與策略】

藉由台南市鄉村型嶺南社區的產業發展之討論。以社區2009年至2014年產業發展企劃項目之研究。

1. 社區產業規劃之經營：透過鄉村型嶺南社區歷年產業經營企劃及資料收集，
探討社區產業發展情況以及所面臨的困境，藉此提出其解決的方案。

2. 社區企劃內容之確認：確認社區歷年所規劃的產業經營之項目，藉由社區歷
年產業企劃的整理與分析，可得知社區主要產業發展的方向及策略，透過分析
其內容項目，規劃產業項目以活化社區資源，發展社區新產業型態之可能。

3. 社區產業規劃之參與：透過實際參與社區產業環境規劃項目之中，了解社區
產業發展的主要面向，並藉由社區工作站建置、產業環境觀察、公共空間建置
之過程，了解社區產業規劃之過程以及所面臨的問題。

【結論與探討】

藉由台南市鄉村型社區-嶺南社區產業經營規劃之探討，本文歸納出以下兩部分，作為鄉村型社區新產業型態發展之成果。

1. 社區體驗型態的社區產業：

社區內、外資源協助支持社區產業經營過程中，藉此累積社區的資源項目，支持社區產業發展之規畫，並透過社區內、外資源參與的過程之中，置入『體驗社區產業』規劃項目，藉由『產業體驗活動』項目加入社區『產業體驗活動』之規劃，產生社區新產業型態之可能，並使社區『在地資源』得以活化運用，創造『社區體驗型態』的社區產業。

2. 社區支持性體系之資源：

提升社區自主性經營產業環境的社區支持性體系資源項目，藉由社區『物質性』、『內社會性』、『外社會性』之支持性體系資源累積，增加社區內資源有效的運用以及在地資源的活化，並透過社區資源的支持，使社區具有自主性規劃之可能，改善社區與『外部』資源之間的互動關係，且提升社區『在地資源』的活化，促進社區參與的運作，活化社區資源的使用方式，成為社區後續『自主規劃』產業經營之中影響要素。

【SUMMARY】

The developing process of rural community environment , the resident who main part is property of the daily activity, and the community main plan project also takes the spatial environment as well as the active plan by property characteristic. For this reason, the development community property environment plan become a target for the developing process of the near future community. The property developing process of the rural community who will intervene the resources of community inside and outside, the process of participation ,become the community to develop property environment important “ the resources ” project. Because of “resources” project to accumulation ,that will be the supporting important resources of property environment developing process in the community. Through the resources support the rural community property development. Try to develop the possibility of rural community new property management pattern.

【INTRODUCTION】

For example, the developing of Lingnan community environment .To discuss the relationship of the property's influence toward rural community. The Lingnan community is a traditional rural community .the resident who main part is property of the daily activity ,and the community main plan project also takes the spatial environment as well as the active plan by property characteristic.

The property developing process of the rural community who will intervene the resources of community inside and outside. The community plans a content of community property environment by resource item to assist. Accumulate inside and outside resource item of the community support system.
The possibility of the new property pattern of community development in the future. However, The management problem that rural community depend on help of the community outside resource. It is too difficult to accumulate inside and outside resources item of the community support system. Therefore, The community industry environment management need to balance with the resource ,and to reach a vision of the community new property pattern development.
【MATERIALS AND METHODS】

Through the construction of rural community property environment development in the Tainan .There are three points concluded and could be used as references for the development of property environment in rural community .They are as follow：

1. The management of property environment：

By the literature review of finishing and all previous years in rural community property environment development, to discuss the community property environment development and the problem of rural community need to face .The references for the development of property environment in rural community. Propose the solution project of management of property environment

2. To experience of community property environment ：
To experience rural community which has special characteristic of the property environment .Through the process of rural community property environment experience in the Lingnan Community .We could to know the plan of life area and property area in the experience activities. Put forth the strategy to improve community property environment and to discuss rural type community new property pattern ,and we could to experience the life activities in the rural community.

3. To participate in community property environment plan：

By participate in the process of community property environment plan, to understand the main part in community property environment development .And the establish of community workroom, and to observe the community property environment, To understand the process of community property environment and to face the problem with the rural community.

【RESULTS AND DISCUSSION】

Through the construction of rural community property environment development -The Case of Lingnan Community in Dongshan District ,Tainan City. There are two points concluded and could be used as results and discussion for the development of property environment in rural community .They are as follow：

1. The community experiences pattern of the community property：
The community resources to help community property environment development. To accumulate the resources of community ,and the process of participate with the community inside and outside resources. To establish the plan of community experiences pattern in the community property. It is possible to establish the new property pattern of community development in the future .By the plan ,we could to experience the life activities in the rural community.

2. The Support System of Community：
Promote the resource item of the management property environment of the community independence plan. The property developing process of the rural community who could to accumulate the resources of community inside and outside. Promote the efficiency in the community resource items. Through the support system of community resources, It is possible to establish the new property pattern of community development in the future. Through to improve the relation of community outside resource , Promote the support system intension and accumulate the resource item in the rural community .To become the important influence ingredient with the community independent property environment management in the future.
