The Research of the Relations between High-Rise HousingVacancy Rate and the Living Environment in TaichungAbstract Habitation is the basic living requirement of people. With the limited land resource, the housing development plays an important role on the process of a citys development. But due to the different characters of housing markets to other general property, it isnt easy to understand its essences and questions. Based on the housing census report of Taiwan Province in 1990, there were 670,000 vacant housing in Taiwan. The vacancy rate was up to 13.11%. And Taichung City had the highest rate, 19.87% in Taiwan. Comparing with the rates of the highly developed countries, about 3% to 5%, it is much higher. As for the national economy, the excess vacant housing are wasting the countrys limited resources. Also, as for the housing market, in addition to the failure of the effective demand and supply at the market, it also influences the construction investors motivation of building. The factors which cause vacant housing are very complicate. The research is based on the concept that housing is multifaceted commodities. It investigates the relations between high-rise housing vacancy rate and the living environment in Taichung with the view of housing buyers demand for living environment, which can be the reference for investors. In addition, refer to the related documents and researches, the research discusses the characters of living environment with two levels:「building」and「neighborhood」. It also takes the residence type as the example to establish a vacancy rate regression model to understand the correlation between environments characters and vacancy rate and the influences.As the result of the investigation, the average vacancy rate of the high-rise housing in Taichung is 22.30%. However, due to the peoples preference, the vacancy rate of suites which is about 25.25% is much higher than the rate of the general residences which is about 21.89%. In addition, because there are more high-rise housing in the fast-developed areas or areas with high population growth, like Nan-tun Distract and Pei-tun Distract, their vacancy rate are higher. General speaking, however, the vacancy rate of the high-rise housing in Taichung is too high which means that many housing resources are not used completely. As the result of regression analysis, the research shows that the environmental characters of influences the vacancy rates. The environmental characters which have significant influences and present positive correlations are「housing area」and 「distances to the nearest park」. And 「 average unit price」, 「public facilities」, 「residence use percentage」and「housing years」 also have significant influences but show the negative correlation. And some environmental characters which dont influence the vacancy rates significantly are 「the numbers of apartments」,「parking space 」,「 road width」, 「distance to the nearest market」, 「 distance to the nearest elementary school」and 「distance to the nearest junior high school」. Therefore, when the government and private construction investors are working on the projects, they should consider about all of the characters mentioned above to prevent from causing vacant housing and wasting resources. Besides that, the factors that influence the high-rise housing vacancy in Taichung are not only the environmental characters. There are other kinds of factors possible, such as economy situation, housing policies, residents characteres and so on.
