合建開發方式之興起由來已久,但在產權分配比例方面,合建雙方(地主
與建商)常在互不信賴的基礎上為各自權益漫天喊價,幾乎毫無確切之計
算根據可言,而且曠日廢時的冗長談判,不但容易造成合建推案時機之延
誤,甚且將使雙方之合建案胎死腹中。有鑑於此。本研究擬以稅務處理較
為複雜之「合建分屋」為主要探討對象,將合建雙方之成本效益細項予以
分別探討,明列計算方式之選項與計算時期,利用Excel套裝軟體建構出
可供合建雙方多樣性選擇的計算認列方式,得出令雙方皆可接受之產權分
配模式,隨著合建談判之進行即可獲得立即的產權分配結果,減少合建談
判中無謂的紛爭與時間的浪費。■ 研究成果:一、 釐清合建雙方參與合
建推案過程的所有成本支出與效益收入之細項 二、 利用Excel建構出立
即的合建產權分配計算表。 三、 在個案檢討中,以影響合建產權分配之
變數(產權分配比例、土地單價與單位售價等三項)加以模擬,得出效益精
算前後,雙方產權分配、總投資報酬率與總利潤額之比較圖表,提供合建
雙方更明確之談判依據。
The appearance of co-construction development has existed
for a long time, but on the aspect of the proportion of right-
distribution, the two side-land owners and builders usually call
for high benefit for themselves on the basis of disrespecting
each other. For described above, it has hardly any precise
counting accordance and the long-term talks of wasting daytime
will not only cause the postponement of the good time of co-
construction saling''s projects, but also make the two-side co-
construction projects end in failure during process. From
this, this research plans to focus mainly on the co-construction
distribution dealed complicated with tax-handling, try to study
individually the cost-benefit of the co-construction two sides,
list precisely the options of counting patterns and counting
dates, create the multi-optional calculated listing ways for co-
construction two sides by using the application software-EXCEL,
gain the acceptable models of right distribution for two sides
and with the co-constructive talks going, we can get the prompt
results of right distribution, reduce the non-sense conflicts
and time-wasting.■RESULTS:1. To distinguish all of the
details of cost-outcome and benefit-income in the procedures of
co-struction saling''s projects joined by co-struction two
sides.2. To establish the prompt counting spreadsheets of co-
structive right distribution by making use of EXCEL.3. In the
individual project review, to simulate the variables(the
proportion of right-distribution, land unit-price, the price per
unit)which can influence the proportion of right-distribution
of co-struction, to get the comparable charts of the right-
distribution, total invest-benefit ratio and total benefit
cashes of two sides during before-after time of precise benefit-
counting, providing more clear judgments of talks with two sides
of co-struction.
