隨者醫藥、科技日益精進，開發國家之人民壽命不斷延長。我國65歲以上人口已逾聯合國世界衛生組織(WHO)所定義老人國家7%的門檻，邁入「高齡化社會」。因此，近年來老人照顧機構如雨後春筍到處林立，目前我國自費的安養機構逐漸朝向為中、高齡人口設計的專用住宅，如老人集合住宅、老人退休住宅或銀髮族安養中心。不少業者已投入這個新興產業，如何評估銀髮族社區住宅投資專案的可行性，委實成為政府及業界之重要課題。本文將以雙和專案為例，從市場面、財務面、策略面逐次進行銀髮族社區住宅投資專案之可行性評估。
本文所進行的投資專案評估，以實際案例展示銀髮族社區住宅之投資案，如何進行可行性評估，進而擬定營運計畫，對業者進行投資專案有一定的實用價值。

Abstract
As the average life expectancy continues to rise among the population in developed countries thanks to the leading medical and technology advancement, Taiwan surpasses the gateway as an agine society with 7% of senior citizens as set by the World Health Organization WHO,bringing Taiwan into an “Aging Society”, Thus senior homes have mushroomed, presently, Taiwan’s retirement homes paid by the occupants have a tendency to take shape into the form of exclusive residential communities designed for middle-aged and senior citizens. And more and more of the developers are jumping on the wave in a somewhat untapped market sector, how best to propose study in senior community residential investment projects has become an issue that interests both the government and the property developers. In light of which, this thesis attempts, by showcasing the Shuan Ho project, to map out a principle to be included in a probability study for developing senior residential community projects that calls for conventional financial logistics and analysis in the strategic and marketing perspectives with which to offer constructive references to relevant authorities and property developers.
As the findings concluded by the evaluation, this article will provide the feasibility assessment and developing into a running plan. From the actual showcase study of the senior residential community, developers incorporating this case into their investment proposal will surely add value and effectiveness to their actual investment project.
