本研究採用行政院主計處1999年「家庭收支調查」原始磁帶資料，透過詳細個體資料（micro data）的整理分析，以Probit模型估計家戶所得及家戶人口組成對於住宅租擁選擇的影響及觀察台灣家計單位在不同的家庭人口結構與家戶特性的交互影響下，所呈現的住宅租擁選擇趨勢。本研究的主要發現，是證實了住宅租擁成本在住宅需求行為的重要性，而台灣家戶的人口組成對住宅貸款及租擁選擇都有影響，此外，人口組成對住宅需求的影響也會因為家戶所得的結構而有所不同。

This thesis is sourced from “ the Survey data of Family Income and Expenditure of Taiwan, 1999”. We use the Probit econometric model to analyze and discuss families’choice of housing tenure in a cross affection between different demographic structure and different household characteristics. The main conclusion of this study is to prove that it is the importance of the housing tenure cost at the household demand behavior. Families’ demographic composition affects both housing mortgage choice and tenure choice. Besides, the household demands affected by the demographic composition will be distinctive if there is income structure difference.
