  近年來,大型購物中心及量販店等新型商圈的迅速發展,使得許多零售業者的經營型態也起了變化,從分散的商業體依附於商圈中再經由群聚形成繁榮的商業區塊,商圈集客效應高的特性,亦容易招徠進入門檻低之餐飲業及其他相關產業進駐並且依附於商圈內,造就了許多商圈餐飲業的大集合。故本研究將以餐廳經營者的角度探討商圈依附與群聚效應兩項因素是否有助於商圈餐廳業績的成長。
  本研究之研究對象為台中市美術綠園道商圈與經國綠園道商圈的餐廳主管人員,使用問卷調查法,並以描述性統計、相關分析、多元迴歸分析等統計方法,驗證本研究之假設及變項間之關係,研究結果顯示:
  1. 商圈依附、群聚效應與績效三者間呈現正相關。
  2. 商圈依附的「根深蒂固感」對績效的「創新管理面」為負向影響,其餘的皆為正向影響,以「商圈熟悉感」與「商圈依賴感」最具重要性。
  3. 群聚效應正向影響績效,以「高品質人力資源」、「競爭力」與「主題鮮明」最具重要性。
  4. 商圈依附正向影響群聚效應,以「商圈依賴感」最具重要性。
  5. 群聚效應對於商圈依附及績效間,具有部份中介效果。

  研究結果能在商圈中的餐廳管理上,藉由商圈依附與經營環境產生情感的連繫並落實硬體設施的升級,吸引相關專業人士進駐,協助餐廳鮮明主題之創造,並透過商圈組織管理,打造具競爭力的經營環境,在未來餐廳間「競合」關係之下共創多贏的契機。

  About the new type business districts such as shopping malls and hypermarkets with the rapid growth in Taiwan, many retailers make changes their management state, dispersion stores attached to the shopping district, thriving business through the cluster formation of business block, business district has the characteristics to attract consumers, easy to attract restaurants and other industries to enter and be stationed in shopping district. Therefore this study will explore the restaurant operator's point of attachment and cluster effect on the performance.
  The objects of this study are the Art Garden business district and Jing-Guo Parkway in Taichung city restaurants executives and collect data by questionnaire survey. Many quantitative methods were used in this research, including descriptive statistics, multiple correlation analysis and multiple regression analysis in order to test the hypothesis of this research.
The results are as follows:
  1. Business district attachment, cluster effect and performance are positive correlation
  2. Business district attachment on the “rootedness” of the performance of the “innovation management “as the negative impact, the others are positive effects of the “business district familiarity " and " business district dependence “the most importance.
  3. Cluster effect is positive effects on the performance, “high quality human resource ", "competitiveness" and” specific theme “ are the most importance.
  4. Business district attachment is positive effect on cluster effect, “business district dependence “is the most importance.
  5. Cluster effect merely has partial medium on the relationships among business district attachment and performance
  The results of restaurant management in the business district, by the business district attachment and operating environment of emotional links and to implement the hardware facilities upgrade attract relevant professionals stationed to help restaurants create theme of distinctive, through the business district organization management, Create a competitive business environment, it is hoped that restaurants in the future create to mostly "win-win " scenarios.
