本研究探討影響房價的總體經濟因素，樣本期間為2001年1 月至2010年12月，應用時間序列ADF單根檢定、VAR 向量自我迴歸模型，探討房價、利率、消費者信心指數、核發建商建造面積及個人平均薪資所得之間的相互關係，其中利率為優惠房貸政策的替代變數。以下將本研究發現加以彙整：
(一)Granger因果關係檢定:實證結果發現利率領先消費者信心指數，個人平均薪資所得領先核發建商建造面積，為單向因果關係，其他為獨立關係，互不影響。
(二)累積衝擊效果分析:實證結果發房價受自身及消費者信心指數影響為長期正向反應，利率及個人平均薪資所得對房價影響為長期負向反應，核發建商建造面積對房價幾乎不影響。
(三)預測誤差變異分解可看出各變數對自身的解釋力在第一期都有百分之百，隨著期數的增加解釋力逐漸的下降，對第10期而言，消費者信心指數及個人平均薪資所得對房價的解釋力較高。

This study, the macroeconomic factors effect of the house price, the sample period is from January 2001 to December 2010, the application time series ADF unit root test, VAR model to explore the house prices interest rates, consumer confidence index, nuclear builders to build the relationship between the average salary of area and personal income, however interest rate for preferential mortgage policy alternative variables. this study are summarized as follows：
Granger causality test: the results show that interest rates on consumer confidence index and the average salary on the areas of the approvable building license are one-way causal relationship.
Effect on long-term cumulative positive effect: house prices by the selves and the consumer confidence index for long-term positive reaction, the interest rates and the average salary on the house prices of long-term negative response, the areas of the approvable building license on the house prices almost does not affect.
Forecast error variance decomposition of each variable has 100% to explain themself on the first phase, but the explanatory power declined with the time increase, consumer confidence index and average salary were the explanatory power of the house prices on the 10 phase.
