台灣近幾年經濟快速發展，由原本鄉村聚落轉型為都市化結構，國內集合式住宅已成為人口密集都會區的主流居住型態，促使住宅發展型態轉向以公寓大廈住宅為主。而在住戶追求高生活品質之需求下，瞭解有關影響集合式住宅住戶生活品質之因素，就顯得格外重要。本研究探討住戶生活品質如何受到物業管理人員利他行為、組織資訊透明、住戶互動關係及社區依附的關連影響。研究採用問卷調查法，以公寓大廈住戶為研究對象，運用階層迴歸分析及假說考驗方式進行實證研究。研究結果可發現大樓管理員利他行為及組織資訊透明對互動關係具有正向顯著影響;而社區依附對生活品質亦具有正向顯著影響。此外，互動關係在利他行為及資訊透明對社區依附及生活品質間具有中介效果。最後，根據結果提出實務建議，以供物業管理公司選擇適合之大樓管理人員，使其服務品質與組織管理更能貼近且滿足住戶需求。

Recently, due to the fast development of economy, traditional country village has been transformed into in urbanized structure in Taiwan, and domestic collective residence has become the main stream of residential pattern in city area of dense population. In the past, the pattern of residence development is based on apartment and/or edifice. In recent years, residents are pursuing higher quality of life, and therefore, it is particularly important to realize the relevant factors which affect quality of life for residents. The current research explored the interrelated effects among altruistic behaviors, information transparency, interactive relationship, community attachment and quality of life. A survey is conducted on the subjects lived in the apartment and edifice. A hierarchical regression method is used to test the proposed hypotheses. The results indicate that altruistic behaviors and information transparency have positively significant effects on interactive relationship and quality of life. Besides, the interactive relationship has mediation effect. The finding can provide the property management companies as a reference for choosing the appropriate property management staff, and increasing the quality of service to meet the needs of residents.
