景觀工程的特色在於植栽設計的應用,但目前國內營建產業普遍重視興建工程,對維護管理缺乏長遠規劃,導致設施設備的損壞無法妥善進行保養與修繕,需耗費更多經費重新施作。而景觀工程中因植栽特性,於工程驗收交付階段並非植栽最佳狀態,需透過後續維護方能呈現綠美化的效果。但植栽生長受許多因素影響,如外在環境與植栽特性等,且專案生命週期中參與者眾多,資訊錯誤與缺漏為影響維護管理成效的重要因素,而植栽維護傳統作業流程多透過經驗法則進行,雖有植栽作業規範,但維護章節僅有綱要無內容,導致植栽維護的品質良莠不齊,降低設計者規劃之綠美化效益。
目前BIM發展逐漸受到重視,且BIM支援項目涵蓋整體工程的生命週期,使用BIM輔助維護管理可使管理人員及時獲取相關資訊,提高維護管理的效益。本研究目的為導入BIM於景觀設計中,將維護管理資訊進行歸納,以系統化方式進行資訊建置規範與驗證模式,以改善傳統植栽維護管理圖紙化作業效率不彰與資訊缺漏問題。
為釐清維護作業階段資訊流與權責,本研究採用COBie架構形成資訊交付規範,以IDEF0進行資訊需求解析與作業流程分析,進行植栽元件庫開發與植栽維護管理資訊彙整,並建置雲端維護管理表單,協助植栽維護管理後續應用。
經資訊需求解析與案例驗證後,提出BIM導入植栽維護管理的限制與對策,並將BIM模型匯出COBie表單進行編修,轉化為符合現地維護管理使用表單,透過雲端系統化管理,除有效紀錄植栽維護作業外,亦可提供未來大數據分析應用,使植栽維護管理系統化,增加植栽維護管理的預期成效。

A major feature of landscape engineering is the application of the planting design. However, these days, the domestic construction industry pays broad attention to construction projects but lacks long-term planning for maintenance management. As a result, facilities cannot be properly maintained, damage cannot be properly repaired, and reconstruction is costly. Landscape engineering is characterized by planting, although planting is usually not in its best condition at the stages of acceptance and delivery and requires subsequent maintenance to present an ornamental effect. However, plant growth is affected by the external environment, plant characteristics, and a variety of other factors. In addition, the project life cycle involves multiple participants, leading to information errors and omissions that are important factors in influencing the effectiveness of maintenance management. The traditional workflow process of plant maintenance is primarily conducted using certain rules of thumb. Despite information on planting specifications, the chapter on maintenance only lays out the outline without concrete contents, which contributes to plant maintenance of varying quality and reduces the benefits of green ornaments planned by designers.
At present, BIM development is gradually becoming more appreciated, while the BIM support project covers the life cycle of the entire project. The employment of BIM ancillary maintenance management enables managerial personnel to acquire pertinent information in a timely manner and enhance the benefits of maintenance management. This research aims to incorporate BIM into landscape design, to generalize maintenance management information, and to systematically implement construction information specifications and verification modes to try to solve inefficient drawing operations, as well as omissions of information in traditional plant maintenance management.
To clarify information flow and accountability during the maintenance phase, this research adopted the COBie framework to construct the information delivery specifications, utilized IDEF0 to analyse the information requirements and workflow, developed plant component libraries, compiled plant maintenance management information, and established maintenance management forms in the cloud to assist in the subsequent application of plant maintenance management.
After the analysis of information requirements and case verifications, this paper pointed out the restrictions associated with integrating BIM into plant maintenance management and proposed countermeasures, compiled COBie forms exported from the BIM model, and then converted them into maintenance management forms in accordance with current local conditions. The forms can be systematically managed in the cloud. Besides effectively recording plant maintenance operations, they can also provide future big data analysis and applications to systematize plant maintenance management and to increase the expected effectiveness of plant maintenance management.
