This research explores the effects of Star School Districts on housing Price---as evidenced by Chongming Elementary School in the East District of Tainan City.
We analyze real estate trading provided by the Registering the Actual Selling Price of the Ministry of the Interior; compare them and see if they are affiliated with Chongming Elementary School Districts.
We take the housing unit price as a dependent variable and choose the housing individual characteristic attribute and the school district attribute as analysis of covariance to carry on linear empirical regression analysis. Thus, we are able to confirm the effects on the housing unit price of by school district attribute and other relevant factors.
According to the result of empirical analysis, we have the conclusion as the following:
1.There are four significant variables which conform to literature compilation being able to affect housing price, including house age, land use districts, building type and elevators. 2.Land use districts has a positive impact for on the housing unit price because it means that if the building is located in the housing district, then the housing unit price will be higher than in the business district. 3.House age, building type and elevators have negative impacts for on the housing unit price. In the research, the result of the school district attribute is a variable which cannot affect the housing unit price distinctly. Based on the real estate companies’ analysis, in the vicinity of Chongming Elementary School, the residential buildings and commercial buildings develop almost comparably; therefore, the differentials of in the housing unit price are not huge.
