In 2017, the population of Taichung City exceeded Kaohsiung and became the second largest city in Taiwan. In the past, Taichung was mainly developed in the Central District, an area near the city government and the surrounding of the railway station. The area of Taichung coastline was in a stagnation state, but it has recently begun to actively develop the coastline area. Taichung Port is repositioned and developed into a special zone for business tourism. Ching-Chuan-Kang Airport is upgraded to Taichung International Airport. Large construction such as the Taichung Yamanote Line and the blue line of the MRT, Mitsui Outlet Park and Taichung Marine Ecology Museum, etc. entered Taichung, bringing in employed population and driving the development of Taichung’s coastline area. This study took Taichung MRT coastline administrative area, including Dadu District, Longjing District, Shalu District, Qingshui District and Dajia District as the research scope, from January 2013 to June 2019, a total of six and a half years (78 Months), using 4,588 empirical data, and discussed from four aspects: individual characteristics of buildings, macroeconomic factors, consumer market supply and demandfactors and transportation factors.
Using the regression of the Hedonic Pricing Model, in the analysis of the macroeconomic factors, if the average mortgage rate of the five major banks increased by 0.25%, the house price of the Taichung coastlinearea fell by 5.8%, the Longjing district fell by 3.075%, the Shalu district fell by 3.9%, the Qingshui district fell by 28.2%, and the Dajia district fell by 10.8 %. If the growth rate of M1b money supply rises by 0.5%, house prices in Dadu District will rise by 3.65%, and Longjing District will rise by 0.2%; if the inflation rate rises by 0.5%, house prices in Dadu District will rise by 1.05%. In the analysis of the Spatial Autoregressive Analysis model, Taichung Station is under the jurisdiction of the Taiwan Railway Administration. There are many public transportation companies set up service points nearby. Most Taichung urban bus routes also pass through this station. It is an extremely important transportation hub in the Taichung metropolitan area. Empirical results show that Taichung Station's impact on housing prices is positively significant. The distance squares at Shalu Station has a positive effect on housing prices, because traffic construction affects housing prices. The convenient transportation of Qingshui Station has great potential for local development. Empirical results show that Qingshui Station has a positive and significant impact on housing prices. The empirical results show that the distance squares of the Dajia Station has a positive and significant impact on housing prices. Benefit from the Dajia District has worked hard to maintain the collective identity of the community, which has caused housing prices to rise.
