在淵遠流長的人類文明裡，食、衣、住、行、育、樂為六大民生需求，其扮演了人們一輩子乃至世世代代都無法忽視的課題，而其中又以住的方面尤為重要。二十一世紀以來，已開發國家之少子化問題日益嚴重，而台灣的情況更甚，在全球生育率排名中敬陪末座。在人口紅利逐漸萎縮的趨勢下，苗栗縣地區之消費者對購買房屋的需求偏好與評估因素等是否有所影響，引發本研究之動機。期盼可以在無人口紅利情況下，探討苗栗地區消費者之購屋行為，以提供苗栗在地建築商及建築師參考應用，使其在房屋規劃上有所依據，促使建築業能穩健前瞻發展並順利升級及營運。本研究重要結果摘錄如下：
一、苗栗地區消費者對購屋需求看法較為正向；苗栗地區消費者在購屋偏好方面不會優先選擇「公寓」或「套房」；苗栗地區消費者在購屋評估因素上比較重視建案的品質及建商的信譽。
二、苗栗地區不同人口背景變項（性別、年齡、收入、子女數量）消費者對購屋需求看法有部分顯著差異；不同人口背景變項（性別、年齡、收入、婚姻狀況、子女數量）消費者對購屋偏好看法有部分顯著差異；不同人口背景變項（性別、年齡、職業、收入、婚姻狀況、子女數量、教育程度）消費者對購屋評估因素看法有部分顯著差異。
三、苗栗地區不同居住特性（建物型態、建物所有權、建物房間數、建物評數）消費者對購屋需求看法有部分顯著差異；不同特性（建物型態、建物所有權、建物房間數、建物評數）消費者對購屋偏好看法有部分顯著差異；不同特性（建物所有權、建物房間數）消費者對購屋評估因素看法有部分顯著差異。

In the long-standing human civilization, food, clothing, housing, transportation, education, and pleasure are the six major livelihood needs of the people, which play a role that people cannot ignore throughout their lives and even generations, and the aspect of housing is particularly important. Since the 21st century, the problem of declining birthrate in developed countries has become more and more serious, and the situation in Taiwan has become even worse. It is the last place in the global fertility ranking. With the demographic dividend gradually shrinking, whether people in Miaoli County have any influence on their preferences, evaluation factors, and types of housing purchases, triggers the motivation of this research. Looking forward to sharing the housing purchase behavior of consumers in Miaoli with no demographic dividend, so as to provide local builders and architects in Miaoli with a beacon to make breakthroughs in housing planning and promote the construction industry to a higher level .
The results of this study are as follows:
1. Consumers in Miaoli have a more positive view of housing demand; consumers in Miaoli do not give preference to "apartments" or "suites" in terms of their home purchase preferences; consumers in Miaoli pay more attention to the quality of the project and the builder in terms of house purchase evaluation factors Credibility.
2.
