近年來關鍵成功因素和商業模式創新的議題頗受關注,然而不動產開發業對兩種議題之研究論述甚少。爰此,本研究主要目的是希望從商業模式創新的觀點切入,來探討其關鍵成功因素之內涵對不動產開發業決策行為和經營策略過程產生的影響。
本研究採取質性研究,蒐集國內外學者相關文獻,以文獻分析法整理歸納出不動產開發業之關鍵成功因素,再以專家深度訪談方式,探詢高階的不動產開發業者如何確立競爭優勢策略,運用商業模式創新作法,朝永續經營發展,奠定持續性競爭優勢的基礎,進而提升本研究論述的說服力。
研究發現:
一、 實務或學術研究,長期對不動產開發業經營決策的內涵模糊,本文進一步釐清,同時歸納出關鍵成功因素與商業模式創新。
二、 經研究設計,推衍業者於五大關鍵成功因素與以白地策略為商業模式創新可成為持續性競爭優勢的基礎。
三、 研究結果可以提供不動產開發者在升級轉型時,一個商業模式創新方向的建議與參考。



In recent years, the issues of key success factors and business model innovation have attracted much attention, but the real estate development industry has little research on these two issues and is extremely poor. Therefore, the main purpose of this study is to explore the impact of the connotation of its key success factors on the decision-making behavior and business strategy process of the real estate development industry from the perspective of business model innovation.This research adopts qualitative research, collects relevant literature of domestic and foreign scholars through value chain analysis and literature analysis, summarizes the key success factors of the real estate development industry, and then uses in-depth expert interviews and focus group interviews to explore high-level real estate developers. How to establish a competitive advantage strategy, use business model innovation, develop towards sustainable operation, lay the foundation for sustainable competitive advantage, and then enhance the persuasiveness of this research.
1. Practical or academic research, the long-term vague definition of the connotation of real estate development business decision-making, this article intends to further clarify.
2. After research and design, the key success factors and business model innovation of the inferred industry can become the basis of sustainable competitive advantage.
3. The research results can provide suggestions and references for a business model innovation direction for real estate developers when upgrading and transforming.
