  高雄市鐵路地下化(railway underground)已於2018年10月14日全面下地營運通車,本研究主要係因高雄市實施鐵路地下化使房價呈現量縮價漲的現象,探討高雄市鐵路地下化之後對鐵軌沿線周圍住宅價格的影響,樣本期間為鐵路地下化營運通車前後2年自2016年10月14日至2020年10月13日止,使用實價登錄提供的內部屬性資料以及地理資訊系統(geographic information system, GIS)蒐集路徑距離,採用傾向分數配對方法(propensity score matching, PSM)找出兩組相似的樣本,再透過差異中的差異方法(difference-in-difference method, DID)進行分析,並採用分量迴歸(quantile regression, QR)進行估計。住宅距離高雄鐵路地下化鐵路沿線影響範圍內、外設定實驗組與控制組進行實證分析,以比較高雄鐵路地下化營運通車前後住宅價格的變化,實證結果顯示,以OLS估計結果顯示,高雄鐵路地下化營運通車後,位於鐵路沿線影響範圍150公尺以內之住宅價格會減少1.8%。以分量迴歸而言,在低房價(0.10分量)及中低房價(0.25分量)有顯著負向影響,分別減少8.8%及6.2%,但在中房價(0.50分量)、中高房價(0.75分量)及高房價(0.90分量)均無顯著影響效果。
  The underground railway project in Kaohsiung City was fully operation on October 14, 2018. This study was performed mainly because of the phenomenon of housing prices shrinkinflation caused by the construction of the underground railway project in Kaohsiung City. The sample period was two years before and after the opening of the underground railway project, from October 14 , 2016 to October 13, 2020. This study used, the internal attribute data provided by the government’s property price registration system and a geographic information system to collect the path distance, and used propensity score matching(PSM) to find two similar sample groups. Afterwards, the difference-in-difference (DID) method was applied and estimations were made using traditional OLS and quantile regression (QR). Housing units located within and outside of the range of influence of the Kaohsiung City underground railway project were sorted into the experimental group and control group, respectively, so as to compare the residential prices before and after the opening of the Kaohsiung City underground railway . The OLS results indicated that the prices of houses located within 150 m of the railway line increased by 1.8% after the opening of the line. When quantile regression was applied, it was revealed that there was a negative and significant impact on low (0.10 quantile) and low-median (0.25 quantile) housing prices, which decreased by 8.8% and 6.2%, respectively, within two years after the opening of the underground railway. No statistically significant effects were noted in the median (0.50 quantile), median-high (0.75 quantile) and high (0.90 quantile) housing prices, however.
