本文資料來源為內政部不動產交易實價查詢服務網,時間範圍為2022年度,資料類型為橫斷面型態,地理範圍為好市多台中南屯分店半徑五公里內,探討住宅價格是否會隨著量販店與周圍住宅的距離不同而有所變化,並延伸分析不同量販店品牌(好市多、家樂福與全聯福利中心)對周圍住宅價格是否存在不同影響效果,同時透過地理資訊系統(GIS技術)將住宅周圍重要公共設施納入模型進行分析,又因數據存在空間相依性,故採用空間自相關模型(SAR模型)建構考慮空間效應之特徵價格模型,綜上,分析量販店周圍住宅價格是否因前往量販店(好市多、家樂福、全聯)的距離不同而有不同的外溢效果。
結果顯示,量販店業者好市多台中南屯分店對周圍住宅價格的外溢效果顯著為正,當住宅與好市多台中南屯分店的距離增加1%(2,983.8公尺),則總住宅價格將減少3.64%(1,146,600元),亦即當住宅座落地距離好市多台中南屯分店越近,平均來看,總住宅價格越高,故外溢效果為正;其次,量販店業者家樂福位於研究範圍內所有分店之平均外溢效果也顯著為正,當住宅與最近家樂福的距離增加1%(1027.12公尺),則總住宅價格將減少3.57%(1,124,550元),外溢效果亦為正;再來,量販超市業者全聯福利中心位於研究範圍內所有分店之平均外溢效果為不顯著,顯示出全聯福利中心相較於好市多及量販店較無法有效解釋總住宅價格之變異。
This study utilizes data from the Ministry of the Interior's Real Estate Transaction Price Inquiry Service website, covering the year 2022. The data is cross-sectional and focuses on a geographic area within a five-kilometer radius of the Costco store in Nantun District, Taichung City. The research investigates whether residential property prices vary with distances to hypermarkets and surrounding residences and extends to analyze the different impact effects of various hypermarket brands (Costco, Carrefour, and PX Mart) on nearby residential property prices. Additionally, Geographic Information System (GIS) technology is employed to incorporate significant public facilities around the residences into the model analysis. Due to the presence of spatial dependence in the data, a Spatial Autoregressive (SAR) model is adopted to construct a hedonic price model considering spatial effects. This comprehensive analysis aims to determine if residential property prices around hypermarkets exhibit different spillover effects based on the distance to these hypermarkets (Costco, Carrefour, and PX Mart).
The results indicate that the spillover effect of the Costco Nantun store on surrounding residential property prices is significantly positive. Specifically, when the distance between a residence and the Costco Nantun store increases by 1% (2,983.8 meters), the total residential property price decreases by 3.64% (NTD 1,146,600). This suggests that proximity to the Costco Nantun store is associated with higher average residential property prices, thus showing a positive spillover effect. Similarly, the average spillover effect of Carrefour within the study area is also significantly positive. A 1% increase in distance to the nearest Carrefour (1,027.12 meters) results in a 3.57% (NTD 1,124,550) decrease in total residential property price, indicating a positive spillover effect. In contrast, the average spillover effect of PX Mart within the study area is not significant, indicating that PX Mart is less effective in explaining the variation in total residential property prices compared to Costco and Carrefour.
